The result of everyone buying a property in the Dordogne with a view to offering self-catering holidays had a number of consequences; and most of them were not very pleasant for the Expats who had established themselves in France a decade or more prior to the influx of the late nineteen nineties. Financially it was a disaster waiting to happen and probably why we saw the property slump and credit crunch coming in the UK from our lofty perches in the Dordogne before anyone else had caught onto what was happening.
Happily, in amongst the mayhem that followed, France One Call maintained a strict code of conduct in order to maintain quality and booking levels but this did not affect holiday homes being advertised elsewhere.

As the floodgates opened and more and more Brits poured into the Dordogne looking for their dream property; property prices started to rise at an alarming rate. Now there is a good reason that property prices in France had never risen in line with UK property prices and that is because of the inheritance tax laws, income levels and French banks lending attitudes. However, with Brits flying in on the cheap airlines that were beginning to service the Dordogne or driving down through France with their wallets stuffed with Euros (at least in theory), property prices started to rise at an alarming rate.
It would appear that anyone who wanted to buy a holiday home in the Dordogne and had the means to pay was prepared to buy anything so long as it looked old and needed restoring. And some unscrupulous estate agents were only too happy to help them find a ruin and persuade them to part with their money. In fact, as more Brits moved to the Dordogne, the majority of them appear to have become estate agents or builders over night, and thus helped the influx escalate at an ever increasing rate.
Whilst the early pioneers had bought up properties for a few thousand pounds back in the eighties and early nineties; the latest Brits to arrive off the ferry were paying hugely inflated prices for properties that amounted to nothing more than a pile of bricks. Of course they believed they were getting a bargain compared to UK prices but that was their first mistake. You could not and cannot compare French property prices with UK property prices.

So having paid too much for a property and most had bought the wrong type of property to let as a holiday home, they now had the problem of getting it restored and builders, especially British builders were only too happy to help them part with more money. So by the time they had overpaid for the property and overpaid the builder to restore it into something resembling a French holiday home; these new Dordogne residents had to find a way of generating an income to cover the mortgage repayments.

PROPERTIES WITH SWIMMING POOLS
There were a multitude of problems in achieving this. The growth in the supply of holiday homes to let in the Dordogne had far an away outstripped the demand. Every new proud owner of a holiday home was a holidaymaker lost to the market; and with every holidaymaker lost, they usually took with them other family members and friends who may have gone on holiday with them. By the late nineteen nineties; Gite and holiday home owners in the Dordogne were struggling to fill even their peak season weeks.
GITES TO RENT IN THE DORDOGNE
One holiday brochure that had advertised less than four hundred holiday homes covering the whole of France in the mid nineties was going to print with more than three thousand advertisers by the millennium. Expats who had moved to France who hadn't become estate agents or builders having got off the ferry, were starting websites in the hope of emulating the success of France One Call.
HOLIDAY COTTAGE RENTALS Owners who had never had to worry about getting twenty weeks booked in their holiday homes were now struggling to even fill July and August and new owners in their naivety were trying to price poor quality barn conversions in poor locations on the same scale as old manoirs that had been professionally restored and were situated in stunning locations. The new kids on the block simply looked at advertisements for properties with magnificent views that slept ten with a swimming pool; and drew the conclusion that there shoddy holiday property on a main road and overlooking an industrial estate could attract the same kind of income. It was the start of a downward spiral in quality for holiday homes in the Dordogne.
